Windsor prices rose even with fewer sales

Here is the number that matters most for Windsor homeowners right now. The Real Estate Data Aggregator counted a median sale price of $585,000 in ZIP 80550 for the three months ending July 31, 2026. That is up 5.3% from the same period a year earlier.

For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. Windsor's 5.3% gain ran about twice that pace. Prices held up locally even as sales slowed.

Fewer sales, but prices did not follow them down

The Real Estate Data Aggregator recorded 327 homes sold in Windsor over those three months. That is down 11.6% from the same period in 2025. Fewer transactions, but the price line moved up, not down. That combination tells you demand held firm even as activity slowed.

Homes for sale also fell. The Real Estate Data Aggregator counted 378 active listings, down 13.5% year over year. With supply and sales both shrinking, there was not enough extra inventory to push prices lower.

Pending sales are actually rising

One number that does not get enough attention: pending sales. The Real Estate Data Aggregator counted 341 pending sales in Windsor, up 7.6% from a year ago. More homes going under contract now is a sign of steady buyer activity, not a market that is stalling out.

What buyers are up against right now

Rates are not helping. CNBC reported the average contract rate on a 30-year fixed mortgage hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% on that same day. That adds real cost to any purchase.

Nationally, Realtor.com reported that mortgage rates topped 7% for the first time since January 2025, and that 20.8% of listings nationwide had a price reduction in September 2026, the highest share since October 2022. Windsor has not followed that national pattern on prices, but buyers here still feel the rate pressure.

How homes are selling

The Real Estate Data Aggregator put the average sale-to-list ratio at 99.1% for the three months ending July 31, 2026. That is down just 0.4 points from a year ago. Sellers are getting close to their asking price, but the cushion for overpricing is thin.

About 16.5% of Windsor homes sold above list price, down 5.4 points year over year. That is still a meaningful share, but it is smaller than it was. Pricing a home well matters more now than it did twelve months ago.

The median home took 62 days to sell, which is 3 days shorter than the same period last year. That is a modest improvement. Not every home sold fast: 27% of listings went under contract within two weeks, down slightly from a year ago.

What this means for you

If you own a home in Windsor, the value picture is solid. Prices are up, supply is down, and pending sales are rising. That does not mean every home sells easily. Pricing and preparation still drive the outcome.

If you are a buyer waiting for a big price drop, the data from the Real Estate Data Aggregator does not support that bet, at least not in Windsor so far. That could change if rates stay above 7%, but it has not happened yet.
