Windsor buyers are still moving, even with rates above 7%

CNBC reported the average 30-year fixed rate climbed to 7.49% as of October 7, 2026. That is the highest it has been in a while. You might expect buyers to pull back. In Windsor, they have not.

The Real Estate Data Aggregator counted 330 pending sales in ZIP 80550 during the three months ending August 31, 2026. That is up 5.1% from the same period a year before. Buyers are still writing contracts.

Realtor.com noted that rates climbed above 7% for the first time since January 2025. Nationally, that has slowed some markets. Windsor is holding its own, which tells you something about local demand.

Well-priced homes are moving faster

The Real Estate Data Aggregator found that nearly 1 in 4 Windsor homes went under contract within two weeks of listing during the three months ending August 31, 2026. That share, 24.2%, is up 1.9 points from a year before. Priced right and presented well, a home can still move quickly.

Homes that sat longer pulled the median days on market to 61 days. That is still 10 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. So the overall pace improved, even if not every home sold fast.

Buyers have more choices, but inventory is actually tighter

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Locally, the picture is different. The Real Estate Data Aggregator counted 397 homes for sale in ZIP 80550, down 8.1% from a year before. Windsor buyers have fewer options than they did in 2025.

New listings did rise 7.4% year over year, per the Real Estate Data Aggregator. More sellers are coming to market. But demand is absorbing that supply, which is why months of supply sits at just 4 months and is still trending down.

Sellers are getting close to asking, but overbidding wars are cooling

The Real Estate Data Aggregator put the average sale-to-list ratio at 99% for the three months ending August 31, 2026. Sellers are nearly getting their asking price. That is good news. The less good news: only 11.5% of homes sold above list price, down 4.5 points from a year before.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Windsor sellers are not immune to that pressure. Pricing close to market value from day one matters more than it did two years ago.

What the national economy is doing

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Windsor's 5.1% price gain outpaced that national number, which suggests local demand has been relatively strong.

The job market is worth watching. Redfin reported that the national unemployment rate held at 4.2% in September 2026, though only 29,000 jobs were created that month. The three-month moving average for job creation nationally was 51,000, per Redfin. A softening job market could affect buyer confidence over time, though it has not shown up in Windsor's pending sales yet.
