Timnath inventory tightened while more homes went under contract fast

The one number that changes what you should do right now: the Real Estate Data Aggregator counted just 106 homes for sale in Timnath for the three months ending August 31, 2026. That is down 20.3% from the same period a year ago. Less competition on the seller side generally means less pressure to cut your price.

Nationally, the picture looks different. Realtor.com reported 1.16 million active listings in September 2026, and 20.8% of those listings had taken a price cut, the highest share since October 2022. Timnath is running against that national tide, at least for now.

Homes are moving faster than they were a year ago

The Real Estate Data Aggregator counted 97 homes sold in ZIP 80547 during those three months, up 26% from the same period in 2025. That is a meaningful jump in closed sales. At the same time, the median days on market fell 16 days shorter than a year ago, landing at 68 days.

The Real Estate Data Aggregator also found that 28.9% of Timnath homes went under contract within two weeks of listing. That share is up 14.6 points from a year ago. Nearly 3 in 10 homes are finding a buyer fast. That tells you the right home, priced right, still gets attention quickly.

Prices edged up, but sellers are not getting everything they ask

The Real Estate Data Aggregator put the median sale price in ZIP 80547 at $719,900 for the three months ending August 31, 2026. That is up 2.8% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so Timnath is tracking close to the national pace.

The average sale-to-list ratio held at 98.9%, unchanged from a year ago, according to the Real Estate Data Aggregator. Sellers are getting close to their asking price, but not all of it. Only 8.3% of homes sold above list price, even though that share is up 4.4 points from last year. Most homes are still closing at a small discount.

Rates are making buyers more careful

CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% in the week ending around October 7, 2026. That is the highest in a while. Realtor.com noted rates crossed 7% for the first time since January 2025. CNBC also reported that mortgage purchase applications dropped 15% from the same week a year ago. Higher rates slow some buyers down, and that matters for sellers who overprice.

Rates rose from 7.30% to 7.49% in one week, per CNBC.

The Real Estate Data Aggregator counted 83 pending sales in Timnath for those three months, down just 1.2% from a year ago. New listings came in at 86, down 3.4%. Fewer homes are entering the market, and most of those that do are finding buyers. That balance is what is keeping supply tight.

What this means if you are selling

Timnath's setup is better than most markets right now. Supply is down, sales are up, and prices are holding. But the 98.9% sale-to-list ratio tells you buyers are not panicking. Price it right from day one and you have a real shot at a clean, fast sale. Price it high and you will sit while better-priced homes go under contract.

What this means if you are buying

You have fewer homes to choose from than a year ago, and the ones priced well are moving in under two weeks. That said, 91.7% of homes are not selling above list price. If a home has been sitting past 68 days, you have room to negotiate. Condition and price still matter more than headlines.
