The Real Estate Data Aggregator counted 2.8 months of supply in ZIP 80526 for the three months ending August 31, 2026. The National Association of Realtors put the national figure at 4.9 months for the same period. That gap matters. Less supply means buyers have fewer choices and sellers have more leverage.
For context, the National Association of Realtors called 4.9 months the highest national supply level in over ten years. ZIP 80526 is running well below that.
Nearly half of homes go under contract in two weeks
The Real Estate Data Aggregator found that 49.4% of homes in ZIP 80526 went under contract within two weeks of listing during the three months ending August 31, 2026. That is the highest rate of any ZIP code in this market. No other area came close.

Days on market and price
The Real Estate Data Aggregator put the median days on market in ZIP 80526 at 42 days for the three months ending August 31, 2026. That is the shortest of any ZIP code in this market with enough sales to report. The median sale price came in at $569,000, up 7.4% from the same three months in 2025.
Sellers in ZIP 80526 averaged 99.5% of their list price, according to the Real Estate Data Aggregator. That is up 0.5 points from a year ago. And 22.5% of homes sold above list price, also up from 2025. Strong prep still matters, but the market is doing some of the work for you.
How the rest of the Primary market compares
Not every ZIP code is this tight. The Real Estate Data Aggregator counted 6.2 months of supply in ZIP 80513 for the same period. That is above the national figure the National Association of Realtors reported. More supply means buyers have more room to negotiate there.
ZIP 80525 is close behind 80526, with 2.9 months of supply and 39.8% of homes going under contract within two weeks. Those two ZIP codes are running meaningfully tighter than the rest of the Primary market.
Rates are adding pressure for buyers everywhere
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported that rates hit their highest level in three years that same week, above 7.5% at points. In a tight market like ZIP 80526, higher rates do not slow things down as much as you might expect. Demand is still outpacing supply.
What this means if you are buying
In ZIP 80526, nearly 1 in 2 homes is gone in two weeks. That is not a reason to panic, but it is a reason to prepare. Get your financing sorted before you start looking. Know your number. Have a plan for what you will do when the right home shows up.

In ZIP 80526, the market is giving you some help. But preparation still matters. Homes that are priced right and show well are the ones getting offers quickly. The Real Estate Data Aggregator found that homes sold at 99.5% of list price on average. That means overpricing still costs you.
In ZIP 80513, the story is different. Supply is up 26.8% from a year ago, according to the Real Estate Data Aggregator. Sellers there need to be more deliberate about pricing and presentation.
