Look at the share of homes selling above list price. In ZIP 80538, the Real Estate Data Aggregator put that figure at 13.9%, down 4.8 points from a year ago. In ZIP 80537, it was 12.9%, down 7.1 points. That second number is a real shift. Fewer than 1 in 8 homes in 80537 sold for more than the asking price. A year ago, it was closer to 1 in 5.
The wider picture backs this up
This is not just a Loveland story. Redfin reported that 30.9% of home sellers in the Denver area cut their asking price during the four weeks ending September 20, 2026. Nationally, Redfin put that figure at 21.1% for the same period. Denver-area sellers are cutting prices at a rate nearly 10 points above the national average. Loveland sits inside that broader market, and buyers here are paying attention.

Prices dipped a little in both ZIP codes. The Real Estate Data Aggregator showed the median sale price in 80538 at $505,350, down 2.8% from a year ago. In 80537, it was $515,000, down 1.2%. Neither drop is alarming, but both confirm that buyers are not paying a premium just because a home is available.
Days on market crept up too. The Real Estate Data Aggregator put the median at 61 days in 80538, three days longer than a year ago, and 54 days in 80537, five days longer. That is not a crisis. But it does mean sellers need to go in with a realistic number, not one they plan to adjust later. By the time you cut the price, you have already lost momentum.
